A structured plan will be developed to take corrective action to ensure the underlying issues are resolved in the reconstruction.
Unsightly cracks in concrete in most cases are the result of poorly compacted base material underneath . In most cases the concrete will need to be replaced after adding more base material with proper compaction. In some cases unstable sub-base material and loose soil will need to be removed in order to establish a firm sub-base for the new concrete. Also just as important is the correct placement of control joints to control cracking and expansion joints to isolate expansion.
Why Re-point?
Repair of mortar joints is a common maintenance task for older brick masonry . The longevity of mortar joints will vary depending on exposure conditions and the mortar used, but a lifespan of more than 25 years is typical. However, the longevity of brick may well exceed 200 years . Consequently, repair of the mortar joints is to be expected over the life of the brick masonry. The most common reason for re-pointing brick masonry is to improve resistance to water penetration . Re-pointing deteriorated mortar joints is the most effective and permanent way of decreasing water entry into brickwork . The most common means of water entry into brick masonry is through cracked , de-bonded, or deteriorated mortar joints. In the winter, water is very damaging to brick masonry when it enters though small cracks in the deteriorated mortar joints. It freezes and expands causing an accelerated rate of deterioration.
Quality Concrete & Masonry can analyze the extent of the damage and determine the appropriate repair method.
Repairs should not look obvious. A professional repair is undetectable and clean .Great care is taken to match the existing mortar color and joint style.
Chimneys are usually the first part of a building to experience deteriorated mortar joints allowing water to enter the home.
This 200 year old Historical chimney was dis-assembled down to the attic and reconstructed with the same brick using authentic lime mortar to match the compressive strength of the original mortar. Due to age, all of the brick had de-bonded from the mortar allowing water to enter the attic.
BEFORE
AFTER
This lift gate was damaged by a forklift detaching the steel angle iron from the slab. A section of concrete was cut out without disturbing the structural reinforcing bars .New angle iron was installed and the concrete was poured back in place with a matching floor finish. The lift gate was then welded back to the anchored steel angle iron.
This was a structural repair on a commercial building that had a vertical separation from the foundation to the roof.
The crack was sealed with a permanent flexible sealant .
Rebar reinforcing was put in place and hooked around the corner after core-drilling though the center webs of the CMU 4 feet in from the corner horizontally.
Plexiglass was temporarily bolted over the penetrations to act as view ports to ensure there where no voids during the process of filling the cells with non-shrink grout by using a hydraulic grout pump.
The cured grout was ground flush and painted to match for an undetectable repair.
This masonry parapet wall was restored to like new condition.
